We offer two levels of service :

Finders Fee Only Charge - Half of the first month's rent. (Payable upon the commencement of a tenancy). In addition, a maximum of 2 successful credit checks per let - we will pay for the rest.

Managed Service - Fee as above, but in addition we include the inventory, collect rent payment (less our 10% commission), deal with repairs and carry out inspections to suit your needs.

Includes:

  • Rental Valuation & all marketing materials - "To let" Board, photographs and online marketing material (for Rightmove, www.alistairstevens.com, Zoopla), and window card.
  • Accompanied viewings, if requested, with any prospective tenants.
  • Drawing up of initial Assured Shorthold Tenancy Agreement

Please note, any property marketed for let legally requires an EPC (Energy Performance Certificate) & Gas Safety Certificate. We would also strongly recommend an Electrical Condition Certificate and Inventory, Alistair Stevens Estates can provide these at a cost of:

  • Energy Performance Certificate £45
  • Gas Safety Certificate £75
  • Electrical Condition Certificate cost is dependent on the property size
  • Landlord Insurance cost is dependent on the property size
  • Inventory £45 (included in the Managed service)

Additional Fees:

Administration & Credit Check Charge £75 (Seventy five pounds) per successful credit check, up to a maximum of 2 per let.

Administration & Credit Check Charge. This fee is Non-Refundable. Please note, this fee is payable for any applicant over the age of 18 (eighteen).
This fee covers the cost of the reference and credit checks, administration costs and drawing up of the contracts.

Guarantors - free of charge

In some cases, a guarantor may be required (please contact the office on the telephone number provided for further information). The office will, where possible, advise you BEFORE you apply for the property if a guarantor is required.

Court Attendance - £30.00 (thirty pounds) per hour.
